As per the provisions of the Maharashtra Ownership Flats Act 1963 (MOFA), it is an Amendment under sub-section (3) of section 11 of the Maharashtra Ownership Flats (Regulation of the Promotion of Construction, Sale, Management, and Transfer) Act, 1963, and the Real Estate Regulatory Act 2016 (RERA) it is a legal obligation on the part of the Developer to transfer (convey) the ownership rights of the land & building in favor of the Society within 4 months from the date of Society Registration.
